Selling!

So the market is finally HOT HOT HOT and we've decided to pick up sticks and move on.

We love love love our house - and if we could add another level and relocate it a bit closer into the city we totally would.

We have a few reasons for moving on, but they primarily come down to these:

1) location

Although this location is fantastic (great schools, good area, nicely treed, not overly trafficy, close to vital shopping), it's no longer cutting the muster.  Since I got my new position at Home Depot, I'm commuting up to an hour and a half each way to work - 65 miles round trip.  And with many more trips out of town - landing at 9:00pm at the airport means not getting home til almost midnight.  Some things that will be hard to part with: how close it is for Craig to commute to work (10 mins), Celeste's wonderful pre-school, the schools attached to the neighborhood

2) size

We are outgrowing our current abode.  With one growing, rambunctious child and more down the line, we've realized that we didn't account for secondary bedroom sizes.  The nursery is OK, but the last 2 bedrooms are teensy.

3) other motivating factors

That all being said - our house hunt was originally scheduled for next year.

But the houses are FLYING off the shelves (seriously somthing listed Thursday is gone by the weekend) and our realtor team is pretty optimistic we will likely be in multiple offers within a week or two of listing.  That doesn't guarentee anything - but it puts us in a much better position than where we were just a few short months ago.  Our potential positive equity means we've essentially not paid a mortgage for 3 years - and we could get on the right side of 20% down for our next pad.

So all in all - it's exciting.

Right now - it's time to get all those 90% projects dunzo!
